Is This an Emergency?
If you are experiencing an emergency, please call 406-540-8040 immediately.
For emergencies outside of office hours (8:30 AM – 4:30 PM MST, Monday – Friday), call 406-506-5131.
What is Considered an Emergency?
Emergencies are issues related to the property that pose an immediate threat to the property’s life, health, or integrity. If the situation is life-threatening, please call 9-1-1 first. Once the problem is under control and authorities are on the scene, notify us.
Examples of Severe Emergencies Requiring Immediate Attention:
- Fire
- Flooding
- Sewage backups
- Gas leaks or unusual odors
- Roof leaks
- Fallen trees or large debris on the property
- Broken water pipes
- No heat (when outside temperatures are below 40°F for more than 4 hours)
- No air conditioning (when outside temperatures are above 85°F for more than 4 hours)
Note: Falsely reporting an emergency may result in a charge to you.
Are you Locked Out?
We’re sorry to hear that you are locked out of your residence.
Please note that replacing and getting access to lost, misplaced, or forgotten keys/fobs are the resident’s responsibility. Please contact a locksmith to help you get access to your residence.

Billings Unlocked 406-831-5625 (weekday $100 and weekend $125)
Submitting a Maintenance Request
If you have a non-emergency maintenance issue, please submit your request through Property Meld. To help us expedite the repair process, please include the following:
- A detailed description of the issue
- Photos and/or videos of the problem (if applicable)
Providing all necessary information, along with any supporting photos or videos, will allow us to address the issue as quickly and effectively as possible.
