How is Rent Collection Handled?
Rent is due on the 1st of each month, or as specified in the lease agreement. Tenants have the convenience of paying their rent online or through ACH transfers. If rent is not received on time, our team promptly initiates communication with the tenant to address the issue. We provide written notice to remind them to pay within the lease terms and, if necessary, begin the eviction process to ensure compliance and protect your property’s financial health.
How do you handle property maintenance, and can I use my contractor?
We handle all property maintenance, aiming to complete emergency work orders within hours and non-emergency work orders within 48 business hours. You can use your own contractor if they meet our insurance, licensing requirements, and standard of quality.
How do you handle damages at the end of the tenancy or move-out?
We perform a detailed move-out inspection, comparing it to the move-in report. Any damages beyond normal wear and tear are deducted from the tenant’s security deposit.
What types of reports do I receive, and how are they delivered?
You will receive detailed financial, maintenance, and leasing reports, including monthly statements and year-end summaries, through our secure online owner portal.
How long is my management agreement, and can I cancel early?
Our management agreements are typically for one year, but they include provisions for early termination with proper notice. Contact us for specific terms.
How Quickly Can You Rent My Property?
We work closely with local brokers to rent your property as quickly as possible. The timeframe largely depends on current market conditions and demand for your specific type of property or space. Under standard market conditions, it typically takes 90 to 120 days to secure a quality tenant, but we strive to minimize vacancies while ensuring the best possible lease agreements for your property.
I have a property management company but want to switch. How does the process work?
We handle the transition seamlessly by coordinating with your current management company, collecting necessary documentation, and managing tenant communication during the switch.
Do You Do CAM (Common Area Maintenance) Reconciliation?
Yes, we handle CAM reconciliation at the end of January or the beginning of February once all bills are paid. Tenants receive a reconciliation notice, and if expenses are lower than anticipated, they will receive a refund. If expenses are higher, they will be required to pay the difference. We then adjust monthly CAM charges accordingly for the upcoming year to ensure accurate billing moving forward.
